How an AI consultant supports a real estate agency

How agencies can answer initial property questions from their own information, clarify an enquiry, and hand it to an agent without promising a transaction.

Someone browsing a real estate site may be exploring neighbourhoods rather than ready to book a viewing. An AI consultant can respond to the first question around the clock, explain information the agency has supplied, and capture the context an agent needs. The exchange does not establish that a listing is still available.

Start with the visitor's purpose

Is the visitor looking to buy, rent or ask about the agency's services? A few relevant questions can clarify property type, preferred area and essential requirements. Avoid treating every visitor as a completed lead or asking for a long form before providing any useful information.

Use only supplied property and service details

Prepare descriptions, features, area information, viewing rules and agency terms with review dates. The consultant can explain those records and point out stated conditions. It does not automatically search current listings on external marketplaces or MLS systems. If a listing has changed, a person must confirm its present status.

Qualify without promising a deal

A concise enquiry might capture an area, transaction type, time frame and non-negotiable features. These are the visitor's stated preferences, not verified financing or agreement to a contract. Ask about budget only when it helps the agency handle the request, and do not imply that an AI conversation reserves a property.

Invite a voluntary contact

When an agent needs to check a listing or arrange the next step, explain why a contact is useful and ask whether the visitor wants to leave one. Pass the question and relevant preferences to the right agent. Personal documents are unnecessary for a first website enquiry. See the enquiry handoff guide for the wider process.

Example: an uncertain listing

Visitor: “Is there a two-bedroom flat in this area?” Consultant: “I can discuss properties described in the agency's materials. Which area or listing do you mean, and what matters most to you? An agent needs to confirm availability and viewing terms. If you wish, I can pass along your question and contact.” The reply helps without claiming an unseen property exists.

What 24/7 actually covers

The chat can receive questions outside office hours and answer from approved material. It cannot make the agent available all night. State the agency's real follow-up routine; if no response time is defined, do not promise one. The article on after-hours website replies explains the distinction.

Prepare, test and connect

Assign ownership for listing updates, remove expired entries from the information supplied to the consultant, and test questions about both active and withdrawn listings. Then add the widget code to the website and check it on a phone as well as a computer. The knowledge-base guide and connection guide cover the general steps.

For a contrasting catalogue-based scenario, see the online-store article. The widget selection guide explains the general criteria.

Boundaries of the conversation

The AI does not book property, verify legal title or complete a transaction. When facts are missing or disputed, it should name the uncertainty and pass the case to an agent. Explore NEXSTA and try the widget on the product page.
